Building services team reviewing maintenance plans for a London property

Hard Services And Building Maintenance In London

Hard services are the physical systems a building cannot legally or practically run without. Heating and ventilation, water and drainage, power and lighting, fire safety and the fabric of the building itself. We keep them serviced, certificated and repaired, on a planned schedule and on call when something fails.

  • Planned and reactive cover
  • Certificates and records kept current
  • Qualified, insured engineers

What hard services cover

The Systems That Keep A Building Legal, Safe And Open

Soft services are what people notice. Hard services are what they only notice when something stops. A failed air conditioning unit on the hottest week of the year, a blocked drain in a restaurant kitchen, an emergency light that does not come on during a test, a fire alarm panel that has drifted out of its service interval. Each one is a building problem long before it is a maintenance problem.

Our hard services work is built around a planned preventative maintenance schedule. Every asset in the building is listed, given a service interval, and signed off against a record you can produce for an insurer, a landlord or an inspector. Between planned visits, reactive calls are answered on agreed response times so a fault does not sit waiting for a diary slot.

Everything is delivered by qualified engineers, working to the relevant standards and regulations, with the paperwork completed on the day rather than promised later.

How it works

Four Steps To A Maintained Building

No lengthy tender process. A survey, a schedule and a start date.

01

Survey The Building

We walk the site, list the plant and assets, and note what is already under warranty or contract elsewhere.

02

Agree The Schedule

You get a written PPM schedule with service intervals, response times and a fixed price against each line.

03

Mobilise The Team

Access, keys, permits and out-of-hours arrangements are set up before the first visit, not after it.

04

Maintain And Report

Planned visits run to the calendar, reactive calls are logged, and every certificate lands in one place.

Paperwork That Stands Up To Inspection

Hard services carry statutory duties. Fire alarm tests, emergency lighting, fixed wire testing, water hygiene and gas safety are not optional extras, and the evidence matters as much as the work. We keep a single record for the building so you are never hunting through email for last year’s certificate.

  • One asset register for the whole building
  • Service certificates issued on the day
  • Response times agreed in writing
  • Engineers qualified for the work they attend
  • Remedial quotes separated from routine work
  • Records handed over in full if you ever move provider
FAQs

Frequently Asked Questions

The questions building owners and managing agents ask us most often about hard services.

Yes. Soft and hard services are quoted separately and you are welcome to take either on its own. Most clients start with one and add the other once they have seen how the first contract runs.

Reactive cover is agreed in the contract. Response times are set against the priority of the fault, so a burst pipe and a sticking door are not treated the same way.

You do. Every certificate is issued to you and held in a single building record that you can take with you if you ever change provider.

Often, yes. Where lifts or specialist plant are already under a manufacturer contract we coordinate around it rather than duplicating the cost.

From a single office floor to a multi tenant block or an industrial unit. The schedule scales to the asset list, so a small site is not charged for cover it does not need.
